Your appraisal career starts here!

There are four license levels in appraisal:
apprentice, licensee, certified residential and certified general.

Apprentice Appraiser
The entry point into the appraisal profession. Apprentices complete the required qualifying education and gain practical experience while working under the supervision of a certified appraiser. Click here to register.

Licensed Appraiser
Licensed appraisers may perform appraisals independently within the property types and transaction limits established by state and federal regulations. This level requires additional education, documented experience, and successful completion of the licensing examination.

South Carolina State Requirement Details for Apprentice Appraisers Qualifying Education

Hours Required by the State: 87 hours

• 30-hour Basic Appraisal Principles
• 30-hour Basic Appraisal Procedures
• 15-Hour National USPAP Course or equivalent
• 8-hour Valuation Bias and Fair Housing Laws and Regulations course*
• 4-hour Supervisory Appraiser/Trainee Appraiser Course

*Effective January 1, 2026, an 8-Hour Valuation Bias and Fair Housing Laws and Regulations course is required for Qualifying Education when earning or upgrading a credential.

Certified Residential Appraiser
Certified residential appraisers are qualified to appraise a broader range of residential real estate, including more complex properties. Certification requires advanced coursework, qualifying experience, and successful completion of the certified residential examination.

Certified General Appraiser
The highest appraisal credential, Certified General Appraisers may appraise all types of real property, including commercial, industrial, agricultural, and complex residential properties. This designation requires extensive education, specialized experience, and successful completion of the certified general examination.
